What Is Title Insurance? and Why Do You Need It?

In Broward and Miami-Dade County it is customary for the buyer to pick the title agent. However, in almost all other FL counties the seller picks the title agent. 1. Resolve Title Issues: We will order a title search as soon as possible and notify you of any outstanding liens or unresolved legal matters and we will work with you to clear these issues before closing.

2. Document Preparation: we prepare all of the essential closing documents, including the deed, affidavits and any other document required for the seller to transfer ownership to the buyer.

3. Closing Coordination: We help coordinate the closing process, ensuring that all necessary parties, including the buyer, seller, real estate agents, and possibly attorneys, are present to sign the required documents. 4. Escrow Services: We act as the escrow agent, holding funds in a secure account until all the conditions of the sale are met. This includes the distribution of funds to the seller upon successful completion of the closing.

5. Payouts and Liens Satisfaction: We ensure that any outstanding debts or liens against the property are paid off or satisfied from the proceeds of the sale. This includes the payoff of the seller’s existing mortgage.

6. Proration of Property Taxes and HOA/Condo Dues: Our title experts calculate and handle the proration of real property taxes and homeowners association (HOA) or condominium association dues between the buyer and seller. This ensures that each party pays their fair share for the time they've owned or will own the property.

7. Legal Services: If you are involved in a closing and the Buyer has selected the title agent you can still benefit from hiring our attorney to represent you in the closing.
